Finding the right property

Location! Location! Location! I know you have heard it before but LOCATION is everything when investing in real estate. When you find a property that you like, ask your Capstone Realty agent to research the recent home sales in the neighborhood and surrounding areas. Ask about the DOM (Days on Market) when talking with your agent. Great locations in the Huntsville/Madison area typically sell within 30-60 days of being listed if priced right.

HUD Foreclosures

Buying HUD Foreclosures can be a great way to get started in the investment business. To purchase these homes you must use a qualifying Broker (or Realtor) to place a bid for you on the HUD homes website. Owner occupant bids are usually taken over a 10 day span with the bid deadline ending at midnight the following Sunday. If a winning bid was not selected then the property is relisted and bidding becomes open to investors as well until a satisfactory bid is made. There is no way for you to see the other bids until the winning bid is selected and posted on the HUD website.

Typically, the closing time for a short sale home can take a much longer time and there can be many unforeseen dangers.
